The Waterford Building is a four-story, 220,000 SF, Class A office building set on a manicured 40-acre campus in west Omaha. Configured as two office wings with a central commons/entry and underground parking, the structure is striking with its extensive use of glass and structural steel elements that blend the natural and built environments.
Inside, cutting-edge technology combines with high-quality finishes resulting in modern and luxurious spaces to work, socialize, and collaborate. In the entry, visitors are welcomed by a large water feature and ample natural light; the spacious, centrally located multipurpose room accommodates large conferences with easily adapted seating to accommodate groups of varying size.
Outside, the exterior courtyard gives tenants and visitors an opportunity to enjoy views of the building’s namesake fountains. The main fountain is situated near the West Dodge Road thoroughfare, affording high visibility to nearly 40,000 commuters who travel the road daily. On the third-level rooftop patio, tenants are provided a luxurious outdoor space to host events and meetings that includes multiple tables and seating areas in addition to a bar, three firepits, and WiFi access; an even larger amphitheater-style patio anchors the ground level entry of the building’s south side.
In response to COVID-19, the project owner targeted four specific areas comprising air quality, touchless environments, germ-resistant materials, and advanced technology in the early stages of construction: the HVAC system was reconfigured during framing to accommodate medical-grade air filters; humidity controls, advanced carbon dioxide detection, and quarterly checks of ductwork and vents ensure air inside the finished building is clean and safe for occupants; germ-resistant flooring, wall coverings, and seating surfaces add an additional layer of occupant safety; and touch-free building and bathroom entrances along with motion sensors for lighting created a touchless environment to accommodate pandemic-inspired health and safety considerations.
